Each home’s ownership percentage, worked out and checked

The ownership percentage decides how much each home pays of the common expenses. It usually comes from the bylaws, but it often does not add up to 100, does not match the real areas or is missing for some unit.

How Comunaris solves it

  • Works out each unit’s percentage by dividing its area by the total area, using the occupied or the roofed area as the building is set up.
  • Uses the bylaws percentage when it is recorded and the worked-out one when it is missing.
  • Flags the units where the bylaws percentage and the worked-out one differ.
  • Copies the worked-out percentage into the bylaws one, only in empty cells or in all of them, rounded to four decimals and with undo.
  • Before you save or delete a unit, shows how the other units’ percentages change.
  • Warns you when the building total does not add up to 100.

Step by step

  1. 1

    Record the areas

Enter each unit’s roofed and occupied area, and choose which one the building uses.

  2. 2

    Compare with the bylaws

Review the units where the recorded percentage does not match the worked-out one.

  3. 3

    Fix and check

Copy the worked-out figures where they are missing and confirm the total is 100.

Frequently asked questions

How is the ownership percentage worked out?

Each unit’s area is divided by the sum of the areas of every unit in the building. You choose whether the occupied or the roofed area is used.

Which percentage wins, the worked-out one or the bylaws one?

The bylaws one, when it is recorded. The worked-out one is only used for units that do not have it.

What if the percentages do not add up to 100?

Comunaris warns you with the current total. Until they add up to 100, splitting the water bill by percentage is blocked.

Can I undo copying the worked-out percentages?

Yes. The copy can be undone, and every change is kept in the audit log.
